things a business does, but this process is fraught with pitfalls. All
companies, large and small, should have some basic information about
trademarks to help them choose wisely. A good trademark can not only be

intellectual property, but can actually save the company money and
headaches down the road in relation to the registration process with the
United States Patent & Trademark Office (USPTO), as well as with

success of your restaurant. A Letter of Intent is an economical and
efficient way to move your lease negotiation forward. The Letter of
Intent’s primary purpose is to outline the “understandings” of landlord
and tenant to material business terms without which you would not
proceed to spend further time, energy and money on a lease. There are
many terms that can be included in a Letter of Intent. However, what
terms are “material” for purposes of the Letter of Intent really depends
on the particulars of the property involved and what is most important

The lease was negotiated and signed a year ago, the billings from
the landlord are coming in and you realize that what was budgeted for
rent and additional rent is much lower than the billed amount. It begs
the question, why?
Most likely the answer is in the additional rent components of the lease
such as common area maintenance (CAM), real estate taxes, and insurance
(C/T/I) or if you are a tenant in an office building, operating
expenses. These expenses have been dubbed by many as the “Hidden Rent.”
Over the years, billing additional rent to tenants has become much more
aggressive. An obvious reason for this is our economy. Thus, it has
become the tenant’s responsibility to review these billings to avoid
over paying. read more
